Program Terms

Draft. These terms are pending review by Blaze's broker and attorney and may change before final publication. The signed partner agreement, once issued, will control.

1. Eligibility

Participation is open to individuals holding an active Texas real estate license. Blaze verifies license status with TREC before activating a partnership, at the time of each referral, and again before any referral fee is released. Unlicensed persons cannot participate or be compensated.

2. Referrals

A referral is a property owner you introduce to Blaze for property management, submitted through your personal referral link, the referral form, or directly to Blaze staff with your referral code. Blaze screens every referred owner and property and decides, in its sole discretion, whether to take on the management. Owners who already have a relationship with Blaze, and properties you own or control, do not qualify.

3. Referral bounty

For each referred property Blaze onboards, you earn a one-time bounty calculated as a percentage of that property's first full month's rent (from the signed lease), rounded to the nearest $25. The percentage is set by your lifetime count of successful referrals at the time the referral is earned:

Your lifetime count never resets — including if you change brokerages. Where a single owner brings multiple doors in one signing, all doors pay a bounty, and up to three of them advance your lifetime count.

4. When and how bounties are paid

A bounty becomes payable 60 days after the management agreement goes active, provided the owner is still under Blaze management and the first management fee has been collected. Per TREC rules, referral fees are paid to your sponsoring broker (or to you directly if you are a broker, or to your licensed broker business entity) — never agent-to-agent. Your broker's W-9 must be on file before any payment is released; payments to a broker who is between W-9s or whose agent's license has lapsed are held — not forfeited — until resolved.

5. The Listing Referral-Back Guarantee

Blaze will not solicit or accept the listing to sell a property you referred. When your client decides to sell, we refer them back to you. That commission is always yours. This binds Blaze, not your client — the owner is always free to choose any agent. The guarantee runs for the life of the management relationship plus six months, and requires that you hold an active Texas license when the sale arises; if you are inactive or unreachable, Blaze may route the owner to another Preferred Partner.

6. Preferred Partner tier

At six lifetime referrals you become a Preferred Partner: featured in Blaze co-marketing, quarterly updates on the owners you referred, and first look when a Blaze-managed owner with no existing agent decides to buy or sell (allocated by documented rotation; discretionary, with no guaranteed volume). Preferred status is kept with at least two referrals per calendar year; if it lapses, your bounty ladder position is unaffected.

7. Taxes

Referral fees are reportable income to the receiving broker. Blaze issues 1099s as required by law based on the W-9 on file. Nothing in this program creates an employment, agency, or partnership relationship with Blaze.

8. Fair play and termination

Rent figures come from the signed lease, not from estimates. Self-referrals, straw referrals, or attempts to game the tier ladder void the affected bounties. Either side may end the partnership at any time; bounties already earned remain payable under section 4, and the referral-back guarantee continues for owners already referred, subject to section 5.
